Tips for a Low-Stress Home Sale in Today’s Real Estate Market

Making the decision to sell your home is never easy. There are a ton of factors to weigh, including the current state of the real estate market in your area and what you’re looking for in your next home. And although you may have sold another home in the past, today’s market differs greatly from previous years. It can be challenging as a home seller to navigate this new process on your own. Here are a few things you can do to make your experience go a little smoother.


Hire a real estate professional.

A real estate professional is a valuable asset in today’s market. We’ve mentioned before that agents help sellers get more for their homes. The average for sale by owner home sold for $80,000 less than homes sold through an agent in 2019.

But it’s not just financially beneficial to have an agent. There are now new regulations to consider in the wake of COVID-19. A real estate professional will make sure you have all the required paperwork and disclosures and follow proper procedures for your area. They’ll field all inquiries and set up appointments with serious, qualified homebuyers. What’s more, if you get multiple offers on your home (we’ve had an agent receive 16 offers on one home during this time!) your agent will be there to guide you through the details.

Decide if you want to allow in-person showings. 

Not everyone is comfortable with allowing in-person showings at their home. You can elect to allow virtual showings only if you don’t wish to have a large number of buyers entering your home. Your agent can even hold a virtual open house so that potential buyers can ask questions and get a full tour. 

Stage your home.

We’ve already mentioned how important staging your home is. Now pictures and video are even more important than they’ve ever been. Many buyers will take a critical look at your property’s  photos. They may even make their decision from only your home’s images and virtual walkthroughs. Your agent can give you advice on how to set up your rooms to showcase them in the best light online.

Price your home correctly.

It’s very true that it’s a hot market right now. But that doesn’t mean you should overprice your home. Homes priced too high will still sit on the market! Your agent will have the tools to create a proper pricing strategy for your market area.

Disinfect Often.

If you’re comfortable with allowing in-person showings, you’ll want to make sure your home is sanitized. Do your best to disinfect both before and after in-person showings happen. Wipe down door handles, countertops, faucets, and light switches. Switch on all lights in your home so buyers can avoid touching light switches entirely.

HUNT Real Estate Opens Doors to Its Largest Central New York Branch

Million-dollar renovation and expansion of existing Manlius location strengthens the company’s market presence by combining its two most successful CNY branches

HUNT Real Estate has opened the doors to its newly expanded branch in Manlius, NY. Located in Madison Row at 7650 Highbridge Road, the branch brings together two of HUNT’s most successful Central New York offices – Fayetteville/Dewitt and Manlius – into one facility.

Dubbed the HUNT CNY East branch, the million-dollar renovation of the first-floor added four conference rooms, 36 private offices, an in-house HUNT Mortgage office with three Mortgage Consultants, as well as in-branch representatives for HUNT Insurance and Network Title Agency. HUNT has operated a real estate office on the second floor of Madison Row since 2014. The company acquired the lease to the first-floor space, previously occupied by a restaurant, in 2019.

By combining the two branches, the new location has over 75 sales professionals, making it the largest HUNT branch in the region in terms of agent population and sales production. According to the Greater Syracuse Association of Realtors, the two branches that make up HUNT CNY East have collectively sold over $176 million in the previous 12 months (June 2019 – June 2020), effectively ranking it as the most productive real estate office in Central New York.

HUNT Gives Back To Their Communities

HUNT Real Estate sales professionals and employees have stepped up to support their local communities during the COVID-19 crisis. 

Branches across the company created tabs at local restaurants for medical professionals and first responders. This was not only done as a “thank you” to those on the front lines, but also as a way to support local restaurants in the area that have been affected by the statewide shutdown. Pepper Jack’s, a local restaurant selected for the tab in Albany, NY, shared a special thank you on the HUNT Clifton Park branch Facebook page, “…our phones were busy and we appreciate you supporting a small business…”

Jay Teresi Joins HUNT Real Estate as Growth Consultant

HUNT Real Estate ERA announces the retention of Jay Teresi as a Growth Consultant for the company. Teresi has extensive experience in real estate, most recently having held Regional Vice President roles for over 10 years at two large independent brokerages in Rochester, New York.

Are you a First-Time Home Seller? Here’s Why You Should Always Use an Agent

Selling your home can be stressful for anyone. According to Zillow’s 2019 Consumer Housing Trends report, 95% of home sellers believe that at least one aspect of the home selling process was stressful. More than half of sellers polled were first-time sellers; so if you’re a first-time home seller, what can you stressors can you expect when selling your home? How can you ease those concerns?

Home Sellers

Zillow‘s Consumer Housing Trend Report looked at 3,000 home sellers, with first-time home sellers making up about half of the respondents. Most home sellers were in their home for 10+ years (62% of respondents), and 64% of those sellers were also buying a new home at the same time.

First-Time Sellers Stress

Zillow reports that first-time sellers were more likely to say that most aspects of selling were stressful to them or their families. The number one concern from first-time home sellers was uncertainty about whether their home will sell when they want it to (56%). Concern that an offer will fall through came in a close second (52%). And once a home has offers in, most sellers have an average of 2 offers to decide between, which can add to the stress of selling.

Finance Concerns

Finances are another concern for those selling their home for the first time. 41% of first-time sellers worry about finding a competitive interest rate on a home they’re buying while also selling. 45% were also concerned about the unexpected aspects of the overall selling process. Even making the decision to sell can be stressful for a first-time home seller: 39% admit deciding whether to sell was difficult because of the low interest rate they have on their current mortgage.
